What size air conditioner do you actually need?
Nearly every sizing calculator online applies one ton per 400 to 600 square feet. That shortcut is why so many North Texas homes run an oversized system that short-cycles, never pulls out humidity, and wears out early. This page shows you the gap rather than repeating the shortcut.
Short answer
No calculator can size your system, including this one. Sizing requires a Manual J load calculation, the industry method for working out how much heating and cooling a specific house needs, accounting for insulation, windows, orientation, ceiling height, duct losses, and air leakage. Floor area captures none of that. The Air Conditioning Contractors of America, the trade body that publishes the standard, is blunt about it: you cannot use square feet per ton to size an air conditioner, you have to do an actual load calculation.
The shortcut that causes the problem
Ask anyone in the trade and you will get that same number back. It survives because it is fast and you can do it in your head standing in a driveway. It is also the reason a large share of North Texas homes run equipment that is too big for them.
The rule was coined when houses leaked heat far more than they do now. Insulation, window glazing, and construction tightness have all improved substantially since. The Air Conditioning Contractors of America, the trade association that writes the industry sizing standards and is usually just called ACCA, published an article looking at 40 real Manual J load calculations and found they averaged one ton per 1,431 square feet, far more floor area per ton than the rule assumes. That is a 40-job sample with a wide spread inside it rather than a national average, so treat it as evidence that the shortcut runs high on well-built homes. It is not a number to size from.
Why bigger is not safer
Homeowners often assume an oversized system is a harmless hedge. It is not, and the reason is humidity.
An air conditioner removes moisture as a side effect of running. An oversized unit drives the temperature down to the setpoint quickly and shuts off before it has run long enough to pull much water out of the air. You end up at 74 degrees and clammy, which feels worse than 76 degrees and dry. In a humid North Texas summer that is not a subtle difference.
Short cycling costs you elsewhere too:
- Compressors wear from starts, not from run hours, so frequent cycling shortens equipment life.
- Rooms furthest from the air handler never get enough run time to even out, so hot and cold spots persist.
- You paid for capacity you never use, both in the equipment and in the electrical work to support it.
Federal guidance puts the acceptable band at 95 to 115 percent of the calculated load, or the next nominal size up. That ceiling exists to stop exactly this.

What to ask the contractor
- May I see the Manual J load calculation for my house? A real one lists room-by-room loads and the assumptions behind them: insulation values, window specs and orientation, ceiling heights, and infiltration.
- What cooling load did it come out to, and what capacity are you proposing against it? The accepted sizing band tops out at 115 percent of the calculated load. If the proposed capacity is well above that, ask why.
- Did you size this from the load calculation, from my square footage, or from whatever is currently installed? The third answer repeats whatever mistake was made last time.
- Were the ducts evaluated as part of this? Duct losses are part of the load, and a correctly sized system on undersized ductwork still will not perform.
Both figures above are reference points from published sources, not measurements of your house. Your actual load depends on insulation, window area and orientation, ceiling height, duct condition, shading, and air leakage, none of which a floor area can capture. What a real load calculation accounts for
Manual J is the standard method for this, approved by ACCA and recognized nationally. Instead of floor area it models the actual heat moving into and out of your specific house:
- Insulation levels in walls, attic, and floors
- Window area, glazing type, and which direction each window faces
- Ceiling heights and the actual volume being conditioned
- Air leakage, which varies enormously between two houses built the same year
- Duct location and duct losses, which are part of the load rather than separate from it
- Internal gains from occupants and appliances
The article cited below puts the conclusion plainly: you cannot use square feet per ton to size an air conditioner, you have to do an actual load calculation. Floor area is not a proxy for any of the things in that list.
The efficiency floor in Texas
Texas is in the Department of Energy Southeast region for central air conditioner standards. SEER2 is the federal efficiency rating: a higher number means less electricity for the same cooling. Since the 2023 standards took effect, split systems installed here must meet at least 14.3 SEER2 below 45,000 BTU, which is roughly 3.75 tons, and at least 13.8 SEER2 above that.
Those are legal minimums, not recommendations. Equipment well above them is available, and whether the premium pays back depends on your run hours and your electricity rate. Either way it is a separate question from sizing. A contractor who answers a sizing question with an efficiency pitch has changed the subject.
How to tell whether a load calculation actually happened
Ask to see it. This is the single most useful question in the whole process, and it takes ten seconds.
A real Manual J produces a document. It lists room-by-room loads and states the assumptions behind them. If what comes back is a tonnage figure, or a sentence explaining that you currently have a four ton system so you need a four ton system, no calculation was performed. Matching the existing equipment simply repeats whatever sizing decision was made last time, including its mistakes, for another fifteen to twenty years.
