Common lighting installation questions.

Most of the cost of the first light is setup: pulling the circuit, getting into the ceiling, and cutting in. Spreading that across four lights is what makes the per-light price work. One or two lights on their own would cost far more each.
The ceiling fan price assumes one is already there, because a fan needs a box rated to carry a moving load. If the existing box is not braced, that gets addressed first and is quoted before any work starts.
